Great product. Went on very quickly and easily. The odor was too strong for us but it went away within a half hour of opening the windows. I sealed my granite tops a month ago and the shine and protection is great. A pro finisher recommended Tenax Proseal and I know why. Forget the water based junk.

I had new granite countertops put in about a year ago and the company used this same product to seal them after they got my counter set. I take good care of my granite bc it’s so expensive and just to stay on top of that I decided I would reseal them again, not necessarily bc they needed it but just to be proactive and protect them. Proseal is easy to apply with a rag although the vapor is very strong. Make sure to clean your granite first with rubbing alcohol and let dry. I would also recommend a fan nearby and open those windows to help ventilate. There is plenty solution left over to reapply for the next 2 years. Store is cool dry place and you’re good to go!

Why did you pick this product vs others?: Same product the stone installer used when we did a kitchen renovation. We use it twice a year, you need good ventilation when using!

The granite countertop used in our upstairs bathroom renovation was not sealed correctly. Water soaked through and left water marks in, not on, the stone. It looked horrible. It's dark gray and there were near black dots and rings all over the place. Toothpaste residue which dried would not come up entirely even with a strong scrubbing. I've never had this happen on our kitchen or downstairs bathroom granite. After researching different sealants, I saw a lot of good talk about Proseal and decided to try it out. For one, there is a chemical smell but I didn't find it to be that bad. I used 91% isopropyl alcohol to clean off the top first and that was eye burning and reeked to high heaven. The Proseal was not as strong and we didn't even open a window. The odor was gone in a couple of hours and wasn't overwhelming anyway. I also didn't mind it to begin with but I also like the smell of gasoline so. Prep work, as mentioned, was with alcohol and also a glass cleaner. I didn't worry too much about the glass cleaner being that I wiped everything down with plain water afterward and then let it dry thoroughly before applying the sealer. I applied three coats of Proseal using a microfiber towel. I let each coat try for 10 minutes before reapplying. Afterward, the countertop had a nice even shine to it which I was not expecting as this is not advertised as polish. I've tested it with water, which now beads and evaporates from the surface. The sealant seems to be a success. I need to go back and buff the top with a dry rag because the sealing rag left fine streaks everywhere. That's my technique, not the product, and an easy fix. I will be using this periodically on the rest of our countertop. I will also update this review with any new information such as sealant effect only lasting for a week or something like that. So far, so good. **Update - 10/7/20** The sealer is not as great as I thought. We still get water stains and the granite still ends up looking dull as water sits on it, toothpaste gets spilled, etc. I think the issue is that it was simply not sealed correctly from the very beginning, and probably nothing will fix it. The other slab we got from the same company is perfect, so luck of the draw, I guess. The sealer seems to help with making things look nice and shiny and waxed when I wipe the granite down with a wet cloth, so there is some improvement, but there are still dark water spots that show up in the granite indicating it's not fully sealed and it doesn't stay shiny for long.

Product is easy to use by brushing it on a clean granite surface. Only mild complaint I have is the directions are not as clear regarding how long to let the soaked surface cure, nor how generously to apply it. After giving it about 90 minutes to dry. I wiped off any excess and buffed the surface with a soft cloth. Use only in a ventilated space, (open window with good airflow), as the product is solvent based. I would buy this again.
