Everbuild 405 High-Performance Path and Patio Seal – Solvent-free – Clear – 5 Litre

We wanted a sealer for our coping stones that gave an impervious surface coating to prevent staining, moss and algae getting a hold and to protect against bird lime. This works very well, is good value and is very easy to apply. After cleaning the coping stones using a pressure washer, we simply rollered the sealant into the surfaces. The first covers reasonably well but the second coat goes much, much further as the surface has already been sealed by the first coat. It doesn't change the colour of the stones once it's dried and gives a slight sheen to the surface. Bird droppings either wash off by rain or with a hose, or can be flicked off when dry.

Prep before applying is vital, I sprayed the product on a multi coloured patio goes on milky as described and dried fairly quickly leaving a revitalised patio, pleased so far. Also product was a lot cheaper than competitors.

Just love the finish this sealant leaves after application. Don’t be tempted to apply too much at once as it will leave a foamy residue. Really easy to apply with a roller on an extendable pole. I put 2 coats on a 50sq mtrs Indian sandstone patio, bought 2 x 5 litre bottles and have half of one bottle left. The satin finish is lovely and no more staining from dirt or bird poo, would definitely recommend

It was fairly easy to apply, but our sandstone slabs are very uneven and despite our best effort it was a bit thicker in some places.it has a nice sheen in the dry weather, but now there is so much rain it is showing up looking milky in places. Will see if it dries clear and keeps it black spot free over the coming winter, to see if l'd buy it again.

Why did you choose this product over others?: I was recommended to use everbuild products by a builder and so far I haven't been disappointed by them including this one. Value for money: I think it was good value Quality: Yes it is watery as others have stated but I assume that it needs to be to be absorbed into the stone. Ease of cleaning: Since it has effectively water proofed the stone is easy to clean and also none slip. Dries quickly: It dried very quickly but I applied it on a hot summer's day. It does lifts the colour of the stones and imparts a sheen to them which personally like. What can't comment on is the longevity of this product since I have only just applied it hence the 4 stars, so we will see! Smell: It is water based so has little or no smell.

This item works really well. In some smaller areas I might have to give a 2nd coat but that is probably due to slabs not being totally flat. So it runs down a bit. I used the hosepipe to water some plants and the water stayed as paddles.
