CFL with GU24 socket stinks
The light portion of the fan uses 2 hard to find, expensive GU24 type bulbs. They have died after less than 2 years.

110 CFM Performance, SOUNDS like 50 CFM.
Well I have to start off saying, this fan was a big pain in the butt to install. But, that's not really the fault of the fan - Just a heads up if you're planning on doing this yourself. Depending on your circumstances, this could take anywhere from 1-5hrs to complete. It may not be as easy as they make it seem in the DIY tutorials. Especially if you have an older house, you are very likely to come across unexpected problems, tight crawl spaces, nasty insulation, uncommon measurements etc, etc. So, depending, you may want to hire someone to do the job for you. Or not.As far as the fan/light fixture goes, it performs flawlessly! I have about a 70²ft bathroom and this fan provides MORE than enough CFM for removing any and all humidity. There is a dramatic difference between having no fan at all and having installed this fan. It truly does suck up all of the steam in the room. I even intentionally left the fan off, steamed the room up and came back to turn the fan on to determine how quickly it can remove the steam. It took about 30 seconds for the ambient steam to disappear and about 2mins for the steam to evaporate off of the mirrors. Pretty awesome. This will be a huge plus during the hot summer months for keeping the heat and humidity out of the house after a shower. And, as everyone else has said, this fan is SILENT. All you hear is a light sounding rush of air, but no loud, clunky fan motor. It sounds more as though the fan motor is buried deep in the attic somewhere - much the way a central AC vent sounds. The lights are functional as well. The lights they come with are quite bright white. I believe they're in the 6200K range. Which is very white. If you don't like that type of light, you can always purchase a lower Kelvin rating light bulb. You're not stuck with that spectrum. What are you stuck with, though, is the very non-traditional socket style; GU24 socket fluorescent. No idea why they went with that style. But, that's probably the only con I can think of.Overall, going from having no fan at all, to this light/fan combo is just awesome. Having installed it myself I feel proud too. If you don't have a fan in your bathroom, get one, because the difference is like night and day. No more sweating after showering during the hot months of summer. No more opening the window to air out the bathroom after using the toilet. No more waiting for the bathroom to be aired out after someone else has used it. What a wonderful thing.

Just what I wanted
Normally I wouldn't get excited about a bath fan, but I hated to run our loud 70 cfm one that our builder installed. I do not know the sone level but I'm sure it was about a 7. Anyway, there was some humidity damage on our drywall so I figured we better ge a stronger one. I wanted to add one with a light and I wanted to be able to stand to leave it running so I searched and searched. It seemed that the more CFMs one had, the higher the sones (noise level). So my husband found this one - 110 CFM and less than one sone - so we took a chance and ordered it.Our electrician installed one in our master bath and one in our teenager's bath. He was impressed!!! That impressed me.In fact, after he installed my son's, I went in there to clean up and it took me a while to realize the fan was on! What!?! I love that.So when I took a shower, I closed all the doors and tried to fog up the mirrors. This usually happens, but with the fan on I can't make it happen! Maybe I'm just easily amused. The only thing I regret is that we don't use the nightlight it has. We opted to go simple (read: save a few bucks) with the installation. The electrician had to cut a bigger hole and install a new 6" duct because our old one was only 4". It seemed kinda complicated lol. There were new boards involved too. So we had him wire the light to come on with our main lights and then have the fan on the other switch like our old set up. He could have done some more wiring and added switches so we could have had a heater and a nightlight, but we are cheap - I mean simple- people. Lol.I love having more light on that end of the bathroom but do keep in mind it is a fluorescent light so it's a little different looking than our recessed and vanity lights. That's ok by me but you may not agree. The color of the fan is sort of an off white almost beige color. Works with our ceilings that are SW paper lantern at 25% strength.Hope this helps!

was listed as a "used" but complete in original packaging
Came in a plain brown cardboard box, a couple of parts missing. Amazon did refund a partial amout to cover the cost of the missing items. It did appear new and unused and works great. You will need to get in the attic to complete the installation. Also note the direction you need to install and the "nailing flange". It was backwards from my original so I had to use support hangers for mounting.Update: I had to use the adapter to reduce it to a 4" vent, that caused the NOISE LEVEL TO INCREASE DRAMATICALLY (advertised as a .7 sones with 6" and 1.3 sones with 4", but its more of a 4 sone with 4") very disappointing.

Good quality, quiet fan, great exhaust
High quality exhaust fan and light. Fan is whisper quiet -- at least compared to our old one. It's worth the extra $$ for this good quality fan -- since it's so much work to pull out old and put a one in, if you can afford the $$ go for this one. Our very small 25 square feet shower/toilet area is cleared out completely of steam with this fan. The light is bright, but as it should be in shower/bathroom. NOTE: The installation is generally intended for new construction or if you're replacing the ceiling drywall. The housing has lips on the bottom which are intended to go under the drywall. I had lay the housing on top of the drywall from the attic (secured to joist to relieve weight) so it worked out ok, but not as intended in the design.
