Saved us a call to a plumber
Straightforward repair for our LFN45BM1 that stopped working. The replacement part didn’t seem to have the exact o ring that went bad on the “guts” of the existing part; however, it worked nonetheless. The only mistake I made was seating all 3 included o rings against the metal housing where they were located when I removed them. When seating the internal component, 2 of them came loose, so the valve didn’t work the first time I tried. I disassembled things and decided to place the small and medium o ring onto the plastic internal component while leaving the large o ring against the metal housing. This worked perfectly and our water pressure dropped from 180psi to 55psi. We are so happy to get this part quickly from Amazon when we needed it asap. Cheaper elsewhere but hard to beat Amazon’s quick delivery.

Perfect money saver!
Purchased this kit as my LFN45BM1 started creeping pressure due to an issue with the valve seat. (Recent water main work in the area probably knocked some debris loose.)Purchased this kit as it was half the price of the whole valve and it couldn't have been easier or worked more perfectly. It's like a whole new PRV now.Comes with grease and basic instructions. Just make sure to remove and replace the 3 o-ring gaskets it comes with. They're pretty easy to figure out where they go as they are 3 different sizes.Over all took about 20 minutes, probably could have been quicker but I spend some time trying to figure out how it all worked.

Worked with Watts N45BM1, some trail & error
My pipes were whistling and measured 120 PSI. My home has a Watts N45BM1 installed, so I ordered this rebuild kit as the least expensive fix. Make sure you have channel lock pliers, adjustable wrench, flat head screwdriver, and some patience. The instructions aren't great and I couldn't find a YouTube video for my exact unit. Took a few guesses at o-ring placement and eventually got things back together, however I didn't use the largest o-ring that came with this kit (it seemed slightly too big). Pressure is now rock steady at 50 PSI and pipes are quiet again.

This kit can save you a LOT of money!
If you have one of the variations of the Watts N45B pressure regulating/reducing valve (PRV), this kit can save you the hundreds of dollars a plumber will charge to replace the whole PRV (try $400-600!). Here are a couple of things I learned during the installation. First, be sure to install all three of the o-rings in the appropriate spots. Obvious, but I know someone dumb enough--me--to think the two smaller ones might be for another installation option.) Next, if you have an older valve (mine was a Watts N45B-SZ from 2002), with a flat back housing as pictured, this kit will require modification. As received, the valve will be longer than the older SZ device and will "ground out" against the back of the housing, not allowing the outlet valve to actuate at all. Note the flat outlet valve "head" on the old valve in the pictures, which contrasts with the slotted brass projection on the kit valve for newer models. To make the new kit work in the old housing, simply cut off the brass slotted projection on the actuating rod. (My Dremel with a red cutoff disc at medium speed worked fine to go through the brass.) The offending projection is shown on top of the kit box in the pictures. Of course, if you're rebuilding an N45B-EZ, the replacement should slide right in, and away you go--a very easy job.This repair kit appears to be excellent quality, and it works perfectly.

Works perfectly
I was having some over-pressure issues. I was getting a quick creep-up from the normal 50 psi up 70 psi within seconds of closing a faucet. I was sure it was the PRV. I decided to go ahead and "rebuild" the existing Watts PRV instead of replacing the whole thing. That would eliminate the de-soldering and re-soldering effort necessary to replace my existing PRV body. Opening the existing PRV and removing the old part to install the replacement was a snap. After making sure that the old and deteriorating gaskets were completely cleared out of the PRV and no sediment was still in the body of the PRV, re-installing the repair part was easy. Works perfectly now. Rock solid on the setting of 50 PSI.

OEM replacement. Easy install.
Perfect for my PRV. Comes with 3 o-rings the largest of which gets placed into the housing as it’s a little oversized to seat onto the assembly. Contrary to some other reviews it did come with grease so no need to buy that.

Money saver
I had to install this item in a buried line. Exposing the valve and getting the old one off was difficult but once I got it off putting this new one in was very easy. I had to cut off the little brass end like others, but that turned out to be a one minute job with a vise and hack saw.I would give this item 5 stars except that there is one piece - the pressure spring - that does not come with it and mine was broken, so this is not a complete rebuild/repair kit.
